The neighbourhood of Upper Lands is part of the municipality of West Vancouver, British Columbia, which is situated in the Metro Vancouver metropolitan area.

Transportation

Moving around by car is very convenient in Upper Lands. Most real estate listings are a very short drive from the nearest highway, such as Trans-Canada Highway, and parking is generally easy. In contrast, travelling by public transit is difficult in Upper Lands. Nonetheless, house owners have access to a few bus lines, and most properties are very close to a bus stop. Getting around as a pedestrian is not very practical for property owners in this neighbourhood as carrying out daily needs is challenging without the need to use a vehicle. The bicycle is a rather limited method of transportation in Upper Lands since there is a considerable amount of hills, and this part of West Vancouver has sometimes poor cycling infrastructure.

Services

Families will value that wherever their property is located in this area, primary schools are close by. However, parents and their children may find it very hard to access high schools as pedestrians. With respect to eating, it is rarely an option for property owners in this part of the municipality to reach the nearest supermarket on foot. Nonetheless, it is generally a reasonably short trip to the closest pharmacy, which can supply some staple foods. Residents of this neighbourhood benefit from approximately 10 restaurants as well.

Character

Upper Lands offers an extensive selection of green spaces to enjoy. There are over 50 green spaces nearby for residents to discover, like Ballantree Park and Seaview Walk, making them very easy to get to. Lastly, this area can be relatively noisy, as during busy hours, traffic can occasionally be bothersome.

Housing

In Upper Lands, about 40% of dwellings are single detached homes, and the remaining properties are mainly large apartment buildings and small apartment buildings. This neighbourhood offers mainly three bedroom and two bedroom homes. Homeowners occupy roughly 85% of the properties in Upper Lands and 15% are rented. The homes in this part of West Vancouver are quite new, because around 40% of its dwellings were built following the year 2000, while the majority of the remaining buildings were built in the 1960s and the 1980s.
