Quadra

Part of the Greater Victoria metropolitan area, Quadra is a neighbourhood within Saanich, British Columbia.

Transportation

This neighbourhood is a fairly pleasant part of Saanich for pedestrians; many common errands can be run without needing a car, and there are also a fair number of businesses in proximity. Bicycling is very embraced in this part of Saanich since Quadra has good cycling infrastructure. The transit network in Quadra is not especially practical. Thankfully, there are about 30 bus lines crossing the neighbourhood, and it is very easy to reach a nearby bus stop from most homes. However, this area is very car friendly. It is convenient to come across a parking spot, and nearby highways are fairly easy to access from any home in Quadra.

Services

It is a reasonably short walk to get to daycares and schools from any location in this part of the municipality. In terms of eating, it is very often an option for home buyers in Quadra to do their grocery shopping by foot. In addition, there are a fair number of choices for those who value nearby restaurants and cafes.

Character

No matter what type of character home buyers prefer in a neighbourhood, Quadra is a fairly good option. Although the atmosphere is not the liveliest in this area finding one of the a few bars is easy because they are generally located a short walk away. Quadra is very quiet overall, as there isn't a lot of street noise or city clamour. Access to public green spaces in the neighbourhood, including Swan Lake Christmas Hill Nature Sanctuary and Topaz Park, is very easy since there are over 50 of them nearby for residents to relax in.

Housing

In Quadra, around 45% of buildings are single detached homes, but small apartment buildings and duplexes are also present in the housing stock. About one third of properties in this part of Saanich were constructed pre-1960, while many of the remaining buildings were constructed in the 1960s and the 1980s. This neighbourhood has a good selection of unit sizes, ranging from lofts to four or more bedrooms. About 70% of the population of this neighbourhood own their home while the remainder are renters.
