Duvernay is a neighbourhood within Laval, Quebec, which is located in the Greater Montreal metropolitan area.

Transportation

Duvernay will draw homeowners that use various methods of transportation. Cars are a very good transportation option in this neighbourhood. Nearby highways, such as Autoroute Papineau, are very easy to drive to from any location in Duvernay, and it is convenient to park. The transit infrastructure in this part of the city is also fairly good thanks to around 30 nearby bus lines. There are relatively few pedestrians out on the streets of Duvernay, despite the fact that meeting daily needs is convenient without the use of a car. However, Duvernay is rather conducive to bicycling since there are a limited number of slopes to challenge cyclists.

Services

Daycares and primary schools are very easy to access as a pedestrian from any location in Duvernay. However, there are only a few high schools and accordingly they can be a long trip away. As far as food is concerned, it is convenient to access the nearest supermarket on foot in Duvernay. Residents can enjoy over 50 restaurants and cafes as well.

Character

Duvernay is an excellent neighbourhood to buy a house in for those who prefer a slower-paced environment. This area is very quiet overall, as the streets are generally very peaceful - however noise can be bothersome around the railway line, Autoroute Laval Est, Autoroute 25 or one of the 2 airports (Hydrobase Commodore,Hydrobase Boisvert & Fils). Lastly, the greenery in this part of the city is prominent; it is easy to access parks from many locations in the neighbourhood since there are over 100 of them nearby for residents to enjoy. In addition, residents will find that there are many tree-lined streets.

Housing

Single detached homes are the main housing type, representing around two thirds of dwellings in Duvernay, but small apartment buildings are also present in the housing stock. This area offers mainly four or more bedroom and three bedroom homes. Around 85% of the units in the neighbourhood are occupied by homeowners and 15% are rented. Roughly one third of properties in this area were constructed in the 1960s and 1970s, while many of the remaining buildings were constructed pre-1960 and in the 1990s.
