Part of the Greater Montreal metropolitan area, Sunnybrooke is a neighbourhood within Dollard-des-Ormeaux, Quebec.

Transportation

This area is reasonably conducive to people who get around on foot, although common amenities such as post offices or hardware stores can be an occasionally long trip away. Sunnybrooke is also suited for biking since the terrain is fairly flat. Sunnybrooke is very car friendly. Most houses for sale are a reasonably short car ride from the nearest highway, and parking is generally easy. In contrast, travelling by transit can be difficult in this part of the city as a result of the low service level. Nonetheless, homeowners are served by approximately 10 bus lines, and most homes are very close to a bus stop.

Services

House buyers in this neighbourhood will welcome that a grocery store is always only a rather short walk away. In addition, Sunnybrooke is a good place in which to eat out, and property owners benefit from a few cafes as well. It is also easy to access a number of clothing stores as a pedestrian. With regards to education, in Sunnybrooke, parents and their children will typically be able to reach primary schools and daycares as pedestrians. However, families may consider it difficult for their kids to reach high schools by foot.

The character of Sunnybrooke is exemplified by its relaxed ambience. This area features a fair amount of greenery; there are around 30 parks close by for residents to discover, like Parc Westwood and Parc Dollard-des-Ormeaux, and they are very well-spread out, making it easy to reach them from a large number of locations within this neighbourhood. In addition, residents will find that the tree canopy coverage for the majority of streets is reasonably good. This neighbourhood is very quiet overall, as the streets are very peaceful.

Housing

Single detached homes are the main housing type, representing roughly 30% of dwellings in Sunnybrooke, but small apartment buildings are also present in the housing stock. This neighbourhood experienced its largest construction boom between 1960 and 1980, so most of the available properties are from this time period.
