The neighbourhood of Downtown Fredericton can be found in the city of Fredericton, New Brunswick, which is located in the Greater Fredericton metropolitan area.

Transportation

Downtown is reasonably conducive to people who like to travel as pedestrians; many daily needs can be met without a car, and there are also a fair number of businesses nearby. Downtown will also draw active home buyers as it is suitable for cycling. More precisely, the bicycling network is fairly comprehensive, and there are a limited number of slopes. The public transit system in this area is not especially convenient. Nevertheless, there are about 10 bus lines traversing the neighbourhood, and the nearest bus stop is usually around the corner. However, the favoured way to navigate this neighbourhood is often driving. It is a rather short car ride to the closest highway from anywhere in Downtown, and parking is quite easy.

Services

The nearest supermarket in Downtown is generally only a rather short distance away. Furthermore, there are a good number of options within walking distance for those who value restaurants and cafes. It is also easy to get to a selection of clothing stores by foot, for instance on York Street. With regards to education, in Downtown, parents and their children will typically be able to access daycares and schools by walking.

Character

No matter what type of character home buyers prefer in a neighbourhood, Downtown is a fairly good option. Downtown is very quiet overall, as the streets are usually very peaceful. However, it is very easy to get to parks in the neighbourhood since there are around 30 of them close by for residents to enjoy. Lastly, although this part of Fredericton is not known for its vibrancy, with its a few nightlife venues, there are options for nighttime activities.

Housing

Around 45% of homes in Downtown were constructed prior to the 1960s, while most of the remaining buildings were built in the 1990s and the 2000s.
