Sumas Prairie

The neighbourhood of Sumas Prairie is part of the city of Abbotsford, British Columbia, which is situated in the Abbotsford - Mission metropolitan area.

Transportation

Cars are an excellent transportation option in Sumas Prairie. Nearby highways, such as Sumas Offramp Way, are fairly easy to reach from anywhere in this area, and coming across a place to park is easy. In contrast, the transit service in this part of Abbotsford is not very accessible. Thankfully, there are a few bus lines, and bus stops are not very far from most residences. Sumas Prairie is not very conducive to those who travel on foot as few daily needs can be carried out without a vehicle. Travelling by bicycle is also challenging in this neighbourhood as there are few bike lanes, and there are a good number of hills. Thankfully, certain bike-friendly pockets exist.

Services

Reaching the nearest grocery store by foot is practical for some, but not all, home buyers in this part of Abbotsford. Residents of Sumas Prairie benefit from approximately 30 restaurants as well. With respect to education, there are only a very small number of high schools in this neighbourhood and accordingly they can be a very long distance away. Moreover, this part of the city does not have any primary schools. In addition, daycares are not abundant and therefore not always within a short distance.

Character

Sumas Prairie offers a slower-paced environment and will appeal to those who enjoy spending time outdoors. This area is very quiet, as there are usually low levels of noise from traffic - however noise can be an issue near Sumas Offramp Way, Trans-Canada Highway or the railway line. Lastly, a lot of locations in the neighbourhood have reasonably good access to public green spaces, like DeLair Park and McKay Creek Park, since there are approximately 30 of them nearby for residents to visit and getting to a park is very easy from many properties for sale.

Housing

In Sumas Prairie, roughly three quarters of dwellings are single detached homes, while duplexes make up most of the remaining housing stock. This part of Abbotsford is primarily composed of three bedroom and four or more bedroom homes. Homeowners occupy about 70% of the units in the neighbourhood and the remainder are rented. This area did not experience a single construction boom; the construction of new dwellings in the neighbourhood was spread throughout several decades in recent history.
